A neighborhood within easy reach

Saphora sits on Allegro Road, moments from Grace Bay Beach and close to cafés, restaurants, shops and wellness services. Grace Bay Marketplace is nearby, while Grace Bay Medical Centre is opposite the development. Groceries, pharmacies, car and bike hire and other everyday essentials are also close by.

Walkways and paths connect much of the neighborhood, making it easy to step out for coffee, browse the boutiques or spend an unhurried afternoon by the sea.

Taking shape in Grace Bay

Construction is progressing at Saphora, with the building shell now complete and work moving through the next phases of the development. The project remains on track for completion in Q2 2027.

The completed property will bring together 44 residences, a fitness center and eight commercial spaces, alongside the pool and other shared amenities. Contact our team for the latest construction update or to discuss a visit.

Freehold strata ownership

Each Saphora residence is offered with a freehold strata title, giving you ownership of your apartment as an individually registered strata lot, together with a shared interest in the common areas.

Owners contribute through strata fees to the upkeep of the building, grounds, infrastructure and communal amenities. The strata rules and by-laws help govern the shared property and apply to owners and their guests. Details of the fees and arrangements are available from our team.

Anchoring this vibrant space will be a chic breakfast bistro and an elegant restaurant poised to become a culinary landmark for both residents and visitors.

All eight retail units, including both restaurant spaces, are available to purchase freehold in a shell-and-core condition.

Buying property in the Turks and Caicos Islands

The Turks and Caicos Islands (TCI) is a British Overseas Territory with an established legal framework for property ownership. Foreign nationals may purchase property without nationality-based restrictions, making the islands accessible to those seeking a home overseas.

TCI currently has no annual property tax, income tax on rental income or capital gains tax on property appreciation. Stamp duty is payable on property transfers, while tourism taxes and other fees may apply to short-term rentals.

Before purchasing, obtain independent legal, tax and financial advice in TCI and your home jurisdiction. Your advisers can explain the purchase process, ownership requirements and the obligations relevant to your circumstances.
